Platform Housing manages the retirement village, Harling Court on New Street in the market town of Ledbury in Herefordshire. There is an enhanced housing management service to assist residents.
To be eligible you need to be aged 60 plus or 55 plus if you are in receipt of Personal Independence Payments or Disability Living Allowance.
This Retirement Living Village has 41 homes the vast majority of which are one bedroom apartments. There is non-resident management staff and a 24 hour Careline alarm service. There is a lift to get to the upper floors, dining room, residents lounge, laundry room, guest facilities and a salon for a visiting hairdresser. Residents can meet and chat in the gardens or the conservatory. Social activities are arranged for the benefit of the residents.
Harling Court is in the heart of the town and close to the medical centre and supermarket. Ledbury is a thriving and expanding town which has a range of local facilities and amenities including shops, churches, restaurants, theatre, doctors’ surgeries, community hospital and a mainline railway station, with direct links to Hereford, Worcester, Birmingham New Street, Oxford, Reading and London Paddington. The cities of Hereford, Worcester and Gloucester are all approximately 16 miles distant with the M50 motorway available approximately 4 miles to the south of the town.
We have a one-bedroom second floor apartment available suitable for a single person or couple. Please note, applicants for upper-floor apartments must be able to safely use stairs in the event of an emergency.

You will be required to pay one month’s rent in advance on the tenancy start day of £844.20 (dependent on apartment). Please note that if you are claiming Housing Benefit or Housing Element of Universal Credit there are some service charges that would not be covered. These include a £42.02pcm for personal heating, £12.96pcm for personal water, £1.34pcm for Communal TV aerial, £5.63pcm management & administration charge, and £29.87pcm charge towards the cost of support. A Lettings Officer can give you a full break breakdown of the charges of what is eligible for Housing Benefits payments.. Please note our preferred method of payment is via Direct Debit and we accept Housing Benefit and Universal Credit.
If you are accepted and do become a Platform Housing Group tenant, you will be offered a starter tenancy. If there have been no breaches or issues within the first year of your tenancy you will be considered for an assured lifetime tenancy.
Please be aware Housing Benefit / Universal Credit will only pay for the property you are living in, and you will need to give notice on your current tenancy. If you are a current private tenant, council tenant or a housing association tenant you will be required to give notice on your current home. This is usually 4 weeks or 1 months’ notice. If you are a current tenant of Platform Housing Group, you will be required to give 4 weeks or 1 months’ notice. You will only need to give notice if you have been informed that you are being considered/offered a property. If you have any further questions, please contact your landlord.
If you are successful in being offered this property you will be contacted by the Lettings Officer and you will need to complete an application form. At this stage the Lettings Officer will confirm the rent and service charges.
