Important Update on Fire Safety Inspections: Tri Fire

In line with the requirements of the Regulatory Reform (Fire Safety) Order 2005 (as amended by the Fire Safety Act 2021) we carry out fire safety appraisals of external walls for all our blocks of flats.

You may have heard that the Institution of Fire Engineers (IFE) has announced a sanction against one of its members who worked for the company Tri Fire.

We work with several independent fire engineering companies, including Tri Fire, to conduct appraisals and EWS1 assessments. As a precaution, we are currently reviewing all inspections previously carried out by Tri Fire and assessing a priority-based approach for re-assessment.

We are aware of the developing situation with respect to Tri-Fire, who have previously provided Platform with PAS9980 assessments.  We are monitoring the situation closely and liaising with relevant external organisations and our peers. However, at the current time we are not aware of any specific increased risks affecting individual buildings

What is an External Wall System (EWS1) Assessment?

An EWS1 Assessment is a check used to assess the fire safety of a building’s external walls, including cladding and insulation.

What is a Fire Risk Appraisal of External Walls (FRAEW) Assessment?

A FRAEW assessment is carried out to evaluate the fire risk posed by a building's external wall system, including cladding, insulation, and other materials. It follows the PAS 9980 guidance and it often supersedes EWS1 assessments, as it provides a more comprehensive fire risk evaluation.

If your home is affected, we will contact you directly with further details. Please be assured that this does not mean your home is unsafe. We are proactively reviewing the best approach to reassess these buildings.

We’re also aware that some lenders are rejecting EWS1 forms issued by Tri Fire and that this may cause complications or delays for leaseholders and shared owners when purchasing, remortgaging or selling their home.
